Stonehaven Ranch is a unique, ranch-style, 4,000 square foot home plus 3 additional cottages resides on 200 peaceful country acres right outside of San Marcos, Texas with a brand new court for tennis and pickleball. This charming limestone lodge was built in early 1900 but has all the comforts of a modern luxury residence. Open the heavy wooden front door, and transport yourself to a different time and place.
The main living area has exposed wood ceiling beams, limestone walls and a candelabra-style chandelier overhead. This room has an “upscale-rustic” feel, with two wood-burning fireplaces on opposite sides of the room. The dark, hard wood floors are all original. The main living area, kitchen, dining room, serving bar and sun porch are located in the main wing of the house.
The newly renovated kitchen is any chef’s dream with large granite countertops and all new appliances. The Viking kitchen range is a professional 6-burner gas stove complete with a griddle and two ovens. The Viking two-door refrigerator has a drawer-style freezer. The kitchen is equipped with all the basic kitchen tools and appliances, including a microwave, toaster and coffee maker. The kitchen is beautifully designed and very functional, even for those cooking for a crowd. The formal dining area has a beautiful, dark wood dining table, which seats eight, creating the perfect ambiance for a special family dinner.
The first bedroom has a queen-sized poster bed, a decorative fireplace, and two beautiful French doors, which open onto the sun porch. The second bedroom has a charming queen sized bed and a window view of the porch. The third bedroom down the hallway has two full sized beds and also has French doors connected to the porch. The master bedroom has a king sized bed, a decorative fireplace, and French doors opening onto the sun porch, and en-suite master bathroom. There are two beautifully renovated restrooms with showers in the hallway.
The Carriage House is a quaint little guest home with space to comfortably sleep up to four guests. There are two separate bedrooms with queen size beds and 1 full bathroom with a large luxurious walk in shower. With beautiful hard wood flooring, upscale dark wood furnishings, and a spacious kitchenette, this charming home will surely provide you with a very comfortable stay.
The Cottage is a delightful little guest house resting in the shade. Everyone’s favorite part of the cottage is the fully screened in front porch with ceiling fans , a perfect place to sip your morning coffee and observe the serene surroundings.
Inside the cottage you will love the exposed rock walls and hardwood floors. The living room is just fabulous with a large leather sofa, vaulted wood finished ceilings, and eye catching rock wall wood burning fireplace. Prepare some yummy homemade delights in the large fully equipped kitchen located just off the living room. Last but certainly not least, the spacious bedroom. With your own door leading to the screened in porch, a new dark wood queen bed, high ceilings, and a full bathroom, you will have it all.
The Ranch House is the newest addition to Stonehaven Ranch. An original structure but only recently renovated to the standard of luxury in keeping with the rest of the property, this 2 bedroom house is further removed and affords the most privacy of all the buildings on the property. Featuring a King and Queen bed each in their own bedrooms, a fully outfitted kitchen and living area and it's own laundry room, this truly is a retreat all on it's own. You won't want to miss the wrap around porch overlooking the spectacular Hill Country views.
Walk onto the fenced-in back patio from the main house and find yourself standing in front of a large, sparkling pool. Beautiful, old oak trees grow overhead, giving the area plenty of shade. There are several tables with chairs and two pool loungers set around the pool for everyone to enjoy. If you need a break from swimming, you can try your hand at horseshoes or washers, or create a smores bar around the fire pit in the evening.
Stonehaven Ranch Event Guidelines:
The owners of Stonehaven Ranch have lovingly preserved this beautiful space and many guests have requested to host their special events here. While they are delighted to share this magical place with guests, the historic property is sensitive and special consideration must be taken due to the age of the homes and nature of the infrastructure supporting them. As such, events are not generally allowed. The owners are, however, willing to consider small events using the following guidelines which have been developed to reasonably accommodate guests wishing to host small events in this small piece of paradise.
An event is defined as any planned and organized activity to mark a special occasion. Examples of events include but are not limited to wedding nuptials, rehearsal dinners, graduation celebrations, landmark anniversary celebrations.
Events are not permitted unless special permission has been obtained by the property owner. Approval is based on the type of event and relevant details provided to determine appropriate event fees as well as suitability based on property limitations. Bachelor and Bachelorette Parties will not be considered.
$750 – Events that do not include any guests beyond those disclosed and approved to stay at the property for the duration of the reservation.
No outside vendors or rentals (i.e. caterers, photographers, bartenders, etc.)
$1,500 – includes: Up to 10 outside guests may access the property during the event. Limited outside vendors with approval (i.e. caterers, photographers, bartenders, etc.)
$2,500 – includes: Up to 20 outside guests may access the property during the event. (Guest counts including on-site and off-site guests may not exceed 40) Limited outside vendors with approval (i.e. caterers, photographers, bartenders, etc.) Rentals for items such as chairs, tables, linens, glassware, flatware must be disclosed and approved in advance.
Property rules for all events:
5 hour maximum event. Set-up and Clean- may commence 2 hours prior to the event and must be concluded 2 hours after the event has concluded.
All events must conclude by midnight of the approved date.
Only limited amplified music is permitted at this property.
No decorations may be attached to any walls (interior or exterior), trees or structures.
No indoor furniture may be used outside, including chairs and benches.
Moving of indoor furniture is discouraged.
Guest is responsible for event clean up, including event trash haul off.
Any event with off-site guests must secure event insurance coverage and provide proof of insurance no later than 5 days prior to the event. Event coverage is offered by multiple carriers including K&K Insurance, WedSafe, One Day Event, etc.
All events must comply with TABC rules regarding serving and consumption of alcoholic beverages. No Exceptions.
Guest parking must be limited to designated parking areas. Parking on lawn areas is not permitted.
All other house rules remain in effect during the entire duration of the guests stay, including during an approved event.
Payment & Approvals:
o All event approvals must be in writing from HCPL or penalties for an unauthorized event will apply. Approval from HCPL must be obtained 7 days prior to the event.
o All events are subject to a $1,000 damage deposit and $500 cleaning deposit in addition to the event fee. Deposits will be returned within 7 days of the event if no damage occurs and if no additional cleaning is required other than what is expected from a standard non-event rental.
o Payment and deposit are due at the time of event approval.
In the event an unauthorized event at the Stonehaven Ranch property is discovered the following will apply.
Depending on the nature of the infraction, guests will be required to do one or more of the following at the owner’s discretion:
o Agree in writing to pay the unauthorized event fee of $3,000 and provide payment immediately.
o Be evicted immediately from the property with no refunds of any type.
o Guests asked to leave that refuse to evacuate the property will be escorted away by the San Marcos Police Department or the Hays County Sheriff.
o Other legal action may apply.
